Module 36 · Command and up

DEWA, gas, rent cheques and the rest, where the profit and loss can see them.

The bills an outlet pays every month, the meters behind them and the rent cheques, kept where the sales are, so the profit and loss sees them.

How it works

Record it, pay it, see it in the P&L.

Record the billsUtility accounts, gas meter readings, the lease with its Ejari number, and the recurring costs.
Pay themA paid bill, a cleared rent cheque or a recorded payment becomes an expense on the day.
Read the P&LRent, DEWA, chiller, gas and internet each get their own line, spread over the period they cover.

What is in it

Outlet costs, feature by feature.

DEWA, chiller and gas meters and rent with its Ejari number and cheque schedule are built in, the way a Dubai outlet actually pays them.

Utility bills

DEWA, chiller, internet, telephone and gas, each against its own account and provider.

The cheque schedule

One, two, four, six or twelve cheques, laid out for the year. A cleared cheque is booked as rent, and a bounced one is marked.

Gas meters

Readings in cubic metres, kilograms or litres at a dated rate, with the metered charge set against the bill.

Gas meters

Rent and the Ejari

Landlord, Ejari number, annual rent, VAT on rent and the deposit, which is never booked as a cost.

Into the P&L

A paid bill, a cleared cheque or a recorded payment becomes an expense, and the P&L spreads it over the period it covers.

Recurring costs

Mall service charge and marketing fees, security, cleaning and subscriptions, monthly to yearly, with what falls due in the next sixty days.

Recurring costs

Lease ends, early

A lease that ends within ninety days is flagged before the renewal conversation.

Questions it answers

The four you will ask it first.

  • What did DEWA cost this outlet last month?
  • Which rent cheque clears next, and for how much?
  • What falls due in the next sixty days?
  • Does the gas bill match the meter?

Before you believe it

The two questions everyone asks.

Does an unpaid bill show in the P&L?

No. A bill reaches the P&L when it is paid, spread over the period it covers, so nothing is counted twice.

Is the rent deposit a cost?

No. The deposit is recorded against the lease and never booked as an expense. The cheques are, as they clear.
